  • Turn the cold water supply to the heater and flush the tank. Flush till you obtain clear water from the tank.
  • Close the drain valve, detach the hose, and let the tank fill with cold water.
  • Turn on your gas or electric water heater as you generally do.

How to Maintain Your Gas Water Heater?

  • Check the Temperature-Pressure Relief (TPR) Valve
Turn off the gas to extinguish the pilot light and cut-off the cold water supply. Lift the valve lever to release some air (vapor) and water from the TPR valve. If you don’t see anything escaping from the valve, replace the TPR valve. Check this valve annually.

  • Check the Insulation
Check the insulation of the hot and cold water pipes, and the water heater tank. If the insulation is missing or not in good condition, install new ones. Wrap an insulating blanket around the tank. Do not cover the top and bottom part of the gas water heater. Insulate the pipes using the self-sticking 3/8-inch-thick foam insulation that matches the pipes' diameter.

  • Check the Anode Rod
Drain the water heater tank, loosen the hex head screw, and unscrew the anode rod. Replace the sacrificial anode rod if you notice calcium deposits on it or if it is less than ½ inch thick. Inspect the anode every 2-3 years.

  • Drain and Flush the Tank
Drain the remaining water in the water heater tank by attaching a garden hose to the drain valve. Turn on the cold water supply to the gas water heater and let the cold water flush the tank. Continue flushing the tank till clear water runs out of the hose. Repeat this every 7-8 months to keep the sediment buildup at bay.

  • Relight the Gas Water Heater
Check if there is a flame inside the heat access panel. If not, shut off the gas supply valve. Remove the excess gas by blowing gently. Now, turn the gas valve to "On" position and control knob to "Pilot" position. Hold a burner lighter or match stick near the access opening. You will see a small flame.

  • Adjust the Thermostat
Unscrew the cover of the temperature dial at the side of the tank. Using a flathead screwdriver, adjust the temperature dial to 120°F. Close the panel and check the water temperature after one hour. Adjust again if necessary.

  • Check Leaks
Check for drips and leaks from all the connections of the water heater. Check the connection of the drain valve, TPR valve, and water pipes.

  • Turn off the main power supply to the hot water tank.
  • For electric heaters, turn off the breaker in the electric panel. For gas water heaters, turn the gas valve to the "Pilot" position.
  • Clean the outer surface of the tank. Remove the stains and debris deposits if any.
  • Measure the height of the water heater.
  • Cut the blanket with about 12 inches of extra height.
  • Wrap the blanket around the water tank. Leave the top of the heater open to vent out excessive heat inside the tank.
  • Temporarily secure the blanket using the vinyl tape. Tape the extra part of the blanket on top of the water heater.
  • Using a pen or a marker, mark the areas that need to be cut out. Mark where the thermostat and water connections are. For electric heaters, mark above the two element panels. For gas heaters, mark an arch-shape around the gas valve and burner.
  • Remove the blanket and carefully cut these markings.
  • Now, line up the cut out areas on the heater components and tape it permanently.
  • Turn on the power supply.
  • Don’t set the thermostat above 130°F for the electric heater. The wiring may overheat and get damaged above this temperature.

How to Fix a Water Heater Drain Valve?

​Flushing out water from a water heater on a regular basis is an important part of basic water heater maintenance. Certain repairs that you might need to do on the water heater can only be done if you drain the tank. A water heater drain valve is responsible for draining the water heater. But unfortunately, it sometimes fails to do its job due to various reasons and one of the reasons could be improper maintenance. A drain valve can often stop releasing water properly or start leaking when not maintained. Take a look at the causes of drain valve leaks.

Causes of Leaky Water Heater Drain Valve:
  • Poor or damaged fitting and adhesives
  • Debris or mineral deposits under the drain valve washer
  • Pressure above 80psi in the tank
  • Cracked drain valve in case of plastic drain valves

If you observe leakages from the bottom of the water heater, it’s time you replace it. If your water heater drain valve is giving troubles, here is a step-by-step method of replacing it.

Fix Water Heater Drain Valve
  • Switch off the main power supply if you have an electric water heater, or turn off the gas supply if you have a gas water heater.
  • Shut-off the cold water supply to the heater.
  • Open the temperature-pressure relief valve to relieve the pressure inside the tank.
  • Allow the water inside the tank to cool down. Once done, open the water heater drain valve and drain out all the water. Do not close temperature-pressure relief valve even after the water has drained out.
  • Now, carefully remove the drain valve using a suitable wrench. Hold the valve tightly with the wrench and unscrew the drain valve by turning it in the anti-clockwise direction. 
  • Clean the hole where the drain valve sits and make it dry.
  • Take a new water heater drain valve of the same dimensions. Wind enough Teflon tape on the threads of the valve.
  • Screw this new valve in place by turning it in the clockwise direction. Tighten the newly installed drain valve with the help of a wrench.
  • Close the temperature-pressure relief valve and start the cold water supply to the water heater.
  • Turn the gas or electricity on, and refill the water heater tank.
  • Now open one of the hot water faucets in your home and check if the new valve is working properly.

Following these same steps, you can replace the plastic valve with a brass drain valve that is easily available in the hardware stores.
